The Brooklyn Studio recently completed a gut rehabilitation of this 1870’s Italianate rowhouse in Clinton Hill’s historic district. Our goal was to preserve the architectural integrity of the home while modernizing it with sustainable features for a family of four. For the façade rehabilitation, we resurfaced the front to reflect its historic character and installed new one-over-one wood double-hung windows in the original masonry openings. We replaced non-original ironwork and the front areaway paving to enhance the property’s period authenticity.
The rear façade was modified to include a two-level extension with custom double-height window system at the basement and first floor, while new windows were added on the second floor. A new penthouse addition on the third floor was constructed to serve as the primary suite. Following LPC guidelines the penthouse is set back to preserve street views and has an outdoor terrace. The most modern addition to the home, the third-floor facades are clad in vertical yellow cedar, offering a stylish contrast to the historic structure.
The cellar was excavated for greater headroom, allowing for a spacious guest bedroom suite and playroom. The original staircase was rebuilt to the suit the new design.
Our design aimed to create an open, kid-friendly environment, where each space is not only welcoming and laid-back but also organized to meet the family’s evolving needs. The second floor was dedicated to the children, providing them with their own space to play, learn, and grow, while the third-floor penthouse was designed as a serene retreat for the parents, offering privacy and relaxation. This thoughtful layout allows every family member to have their own sanctuary within the home.
The restored home now provides ample room for the family while maintaining an airy and open feel throughout. By modernizing the interior with minimalistic finishes, we achieved a balance between preserving the building’s historic charm and adapting it for contemporary living. The result is a home that supports the family’s lifestyle, offering comfort and long-term livability while maintaining a sense of fun and relaxation
